Spotsylvania County Planning Commission Meeting Preview for September 4

There will be a meeting of the Spotsylvania County Planning Commission on Wednesday, starting at 6:00 p.m.
The meeting includes a planning update, and two public hearings.
Planning Update
The update lists three public hearings slated for the September 18 meeting. The public hearings will include:
SUP23-0005 Summit Academy (Livingston District) – Continued Public Hearing Special Use Permit to allow for the development of a private school with athletic fields located off of Browns Farm Road with frontage on Gordon Road. Property is zoned RU and approx. 15.282 acres.
Tentative - R23-0002 Gateway Commerce (Berkeley District) – Public Hearing Rezoning of 203 acres from Agricultural 2 (A-2) and Agricultural 3 (A-3) to Industrial 1 (I-1) for the development of 2 million square foot warehouse/distribution center.
Tentative - SUP24-0006 Jacksons Arm Mitigation (Chancellor District) – Public Hearing Special Use Permit to allow for the construction of a wetland mitigation bank. The bank would be comprised of 187 acres on a 350-acre parcel, of which wetland, stream, and riparian area restoration, enhancement, and preservation are proposed. The project is addressed as 0 Lyons Lane and located at TM# parcel 8-A-13 (adjacent to Orange County) zoned Rural (RU) district.

Public Hearings
SUP24-0001: VRE Crossroads MSF (Potomac & Rappahannock Transportation District Commission, the Northern Virginia Transportation Commission) (Berkeley Voting District) — The applicant requests special use permit approval to allow an employee parking lot and driveway addition to the existing VRE Storage and Maintenance Facility on a 19.5188-acre parcel zoned Industrial-1 (I-1). The parcel is located at the terminus of Crossroads Parkway (Route 765), approximately 3790 feet south of its intersection with Mills Drive (Route 17). The property is located in the Primary Development Boundary and in an area identified as Mixed Use and Employment Center on the Future Land Use Map of the Comprehensive Plan. Tax parcel 37-12-A. Berkeley Voting District.
SUP24-0005: Sunning Island Tower Lakeside Farm LLC (Cellco Partnership dba Verizon Wireless) (Livingston Voting District) — The applicant requests a special use permit for a 250-foot telecommunications tower with a 4-foot lightning rod (for an overall height of 254 feet), on an approximately 135.24-acre parcel zoned Resort Agricultural (RA) District. The property, addressed as 5911 Cherry Grove Lane, is located approximately 1 mile east from the intersection of Monrovia Road (Route 612) and Zachary Taylor Highway (Route 522). The proposed location is in the northeastern portion of the parcel. The property is located outside of the Primary Development Boundary and is designated as Agricultural and Forestal on the Future Land Use Map of the Comprehensive Plan. Tax Parcel 67-A-5A. Livingston Voting District.
